Signs a sewer line may be broken
A single slow drain is rarely a broken pipe. The pattern matters. When several fixtures are slow together, when the toilet gurgles after the washer drains, or when the same clog returns a week after cabling, the line itself may be damaged.
- Sewage smell in the yard, garage or near a floor drain.
- A green, spongy or sunken patch of lawn that stays wet in dry weather.
- Sewage backing up in a tub, shower or lowest drain in the house.
- Gurgling in drains when water runs elsewhere.
- Cracks in a slab or sinking pavers along the line.
- Rodents, insects or new damp odours indoors.
None of these alone proves a break, but together they justify a camera look before any digging starts.
How a sewer pipe breaks
| Failure | What it is | Typical cause |
|---|---|---|
| Crack or fracture | A line or hole along the pipe wall | Age, ground movement, heavy loads above |
| Separated joint | Two sections have pulled apart | Shifting soil or poor original fit |
| Belly or sag | A low section that holds water and waste | Soil settling under the pipe |
| Root intrusion | Fine roots enter at joints and thicken | Mature trees near the line |
| Collapse | The pipe wall has caved in | Old clay, cast iron or fibre pipe |
| Crushed or deformed line | Pipe flattened by pressure | Equipment, tree roots or settling |
A true burst, where a pipe splits open under pressure, is more typical of water supply lines. A sewer line runs by gravity, so failures tend to be slow and then sudden, often showing up as a backup the first time the line gets worse.
How we find the break: camera first
Guessing from the surface wastes money. A plumber feeds a small waterproof camera down a cleanout and watches the live picture. We note how far in the damage sits, what it looks like, and what the pipe material is. A locator then tracks the camera head from above so the spot is marked on the ground.
That is the work behind our sewer inspection visits. It tells us whether the problem is a cleanable clog, a repairable defect, or a pipe that has reached the end of its life. You also get a recording to keep, which helps if a repair is later discussed with your insurer.
Repair options after the camera
| Option | Best when | Trade-off |
|---|---|---|
| Spot repair | One short section is damaged and the rest of the pipe is sound | Other weak spots may fail later |
| Full replacement by open trench | The pipe is badly cracked, bellied or collapsed along a long run | More digging and surface restoration |
| Trenchless pipe lining or bursting | The route is difficult to dig and the pipe allows it | Not every pipe condition suits it, and it needs a clear path |
| Cleaning and monitoring | A clog with minor wear and no break | A weak pipe may still fail later |
Trenchless is an option where the pipe allows, not a promise. A collapsed section, a major belly, or a pipe with too many bends may need a trench. We tell you plainly which option fits what the camera showed, and our sewer line repair crews handle both spot work and full runs.
Before anyone digs: 811 and permits
Call 811 before any digging on your property. It is a free call that gets underground utilities marked so no one hits a gas, power or water line. Your plumber will normally arrange this, but if you are digging yourself, even for a test hole, make the call first.
Permit rules vary, so ask the building department for your address what is needed for a sewer repair or replacement. We can describe the planned work so you can ask the right questions, but we do not state what the city requires.
What to do while you wait
Stop using water.
Every flush, shower and load of laundry sends more waste toward the break or the backup. Hold off until a plumber looks.
Keep people and pets away.
Sewage on a floor or lawn carries bacteria. Keep kids off wet ground and out of the room.
Do not use chemical cleaners or a rented machine.
Chemicals sit in a broken line and burn skin when a plumber later opens it. A rented cable can snag on a broken edge.
Note what you see.
Which fixtures are slow, where the smell is strongest, and when it started will help us find the cause.
If sewage is coming up inside the house, turn off the water at the main valve if it is safe, then call the 24/7 line.
What sewer repair costs: the factors
We do not publish dollar amounts in blog posts, because the camera findings decide the plan. The main cost factors are:
- The length of pipe that needs repair, and how deep it lies.
- The pipe material and how many sections are damaged.
- Whether the route runs under a driveway, patio or mature trees.
- Open trench or trenchless, and the surface restoration that goes with each.
- Permit work and any inspection steps the building department sets.
Insurance may respond differently to sudden damage than to slow wear, so read the policy or ask your insurer. You get a clear price before work starts.
Sewer pipes in Mill Creek neighbourhoods
Homes in the original Mill Creek plat were built from 1976 into the early 1980s, and homes of this era often still have their original sewer laterals. Tree-named subdivisions with mature evergreens and broadleaf trees make roots at joints a reasonable first thing to check on a recurring clog.
Wet fall-to-spring weather keeps the soil soft and saturated, which can make a weak joint show itself in rainy months. Newer areas like East Gateway and The Farm at Mill Creek have younger pipe, so a break there points more often to a poor fit than to age. We also dispatch to Bothell and nearby towns.
Broken sewer pipe questions
Can I keep using water if I think my sewer pipe is broken?
Use as little as you can until a plumber has looked. A broken line may leak into the soil or back up into the house when water runs.
Does every sewer repair mean digging up the yard?
No. Spot repair digs a small hole, and trenchless lining or bursting digs access points only. The camera decides what fits.
How long does sewer pipe repair take?
A spot repair can be a day. Longer runs take longer, and permits and inspections set part of the timeline. We explain the schedule before work begins.
Can a plumber tell me if roots are the problem?
Yes. A camera shows roots at joints, and cutting them can buy time. If the pipe is cracked, cutting alone will not hold.
Who do I call first if I smell sewage in my Mill Creek yard?
Call the 24/7 line, and call 811 before any digging. We can run a camera, locate the break and explain repair choices.
